We sent out a letter asking residents to donate their old magazines rather than adding them to the local landfill. We then placed our Community Stickers on the outside, and our flyers on the inside. We take these to local doctor's offices, dental offices, salons, etc... and leave hand sanitizer, tissues, candy etc...all with our stickers on them as well.

Sharing an idea I received in a class we are about to launch at our community. Hand out photo albums to your residents who wish to participate. Of course offer an incentive for a WINNER! Have them take photos of their interior decorating skills in their apartment homes. Select a winner, BUT KEEP THE ALBUMS. Use these for SALES TOOLS in your mini-models or to show furniture placement ideas, features your permanent model doesn't have (hard wood floors, jet tub, trey ceiling etc....)

Party Like A Carney!
PARTY LIKE A CARNEY!! When marketing to university students at a student housing community, you have to keep ideas fresh and creative. You need to "think outside the box" or for this event, "think outside the dunk tank!" Our property hosted a carnival party for our residents and their guests. We did this on a Thursday evening in a large empty parking lot near our leasing center. We had a food station where we offered cotton candy, snow cones, corn dogs, and beer for those residents that were of age. We had tons of carnival rides and games. There was a huge selection of inflatable rides for our residents to enjoy. These included a climbing wall and bungee run. We also had a mechanical bull and a bungee trampoline. The is event was a blast! Our residents enjoyed doing something new that most apartment communities do not do. ...

Fall "Open House"
Back in the early fall, my community found itself with quite a few available units. In order to market these units, my community hosted a Fall Open House. By enlisting the help of various vendors from the surrounding area, several apartments were choosen to be highlighted for the event. The vendors brought thier wares and set up a booth in an assigned vacant apartment. Each vendor also donated a gift item to be given away at the end of the day as well as advertised the event from thier place of business. Avertising was shared by all involved. We also used an e-vite invitation and invited all current residents, as well as previous visitors. (Another reason for gathering those e-mail addresses!) Visitors were asked to visit the leasing office before touring the property, they were given a card that required a number of stamps from...
