Resident of the Month!
When most people think of outreach marketing, they often don't pull their existing residents into the mix! So for this event, pick a resident who works for a larger company that might also be a good outreach marketing target. Order a cookie cake, edible arrangement, or something you know the resident likes and can share with his or her co-workers. Personally deliver the goodies with a card signed by the staff to the resident and thank them for being a resident. The resident will definitely be surprised, and his or her co-workers will surely ask questions about the special delivery. Make sure to stick a few flyers on the goodies you decide to give to the resident so they can share those too. Community Balcony Upgrade Day!
Balconies are usually one of the big wow factors of an apartment tour, but once residents move in, it is pretty obvious they don’t take the time to decorate these areas as much as the rest of the apartment. And since they don’t dress up the place, they tend to not use the space as much as they could! We are big believers in community projects to help residents spice up their own apartment, and today, we want to help build a plan for residents to tackle their balcony! Spring Resident Activity – Photo Ops!
It's been a long winter and your residents are probably ready to get outside and soak up some sun! Why not give them an opportunity to get out and enjoy the beautiful outdoor amenities you work so hard on all year long! How about partnering with a local photographer...maybe one of your residents is a photographer, you get the idea! And extend the invitation to take advantage of your amazing backdrop with some priceless family photos. Residents can take their own shots or schedule a personal photo shoot with the photographer (and then purchase the photos if they like them.) It's a great opportunity for the photographer to earn some business and the residents don't have to go far for something special! And the price is right for your budget! Meet Your Neighbor Crawfish Boil
ts crawfish season time! A crawfish boil is a great way to get your new and old residents together on a fine warm spring weekend. It is a fine mixture of a social gathering and a grand meal. The kids are almost out of school so your new or old resident might meet their future summer sitter. Once you have determined the number of guests, approximate how many pounds of crawfish you will need. 60 pounds of live crawfish will feed 15 - 30 guests and 90 pounds should feed between 25-35 guests. Easter Egg Hunt
We know that Easter egg hunts are a favorite activity for many kids and adults during the Easter holiday. This year I found a great Easter egg hunt idea. To have one special “Easter Bunny” egg with a prize in it. To make this egg, you will need a plastic Easter egg, 2 medium white pompoms, 1 small pink pompom, 2 googly eyes, pink craft foam, glue, and scissors. Cut out two large bunny ears from the craft foam. Glue it to the top of the Easter egg, about one inch apart. Then, glue on the eyes below the bunny’s ears. Next, glue the pink pompom below the eyes in the middle of the egg. Then, glue the white pompoms below the pink one to form the bunny’s chubby cheeks. Fill the egg with a special candy or prize for the lucky kid who finds it! ...

Easter Coloring Contest
Have your residents pick up a coloring page at your leasing office beginning April 1st which is when rent is due. The children’s age groups will be classified at 4-6 yrs., 7-9 yrs. and 10-12 yrs. If you plan on having an Easter party winners can be announced on that day. After Hour Renewal Signing!
We know that several residents can’t make it to the office during business hours to sign their renewal. Pick a day out of the week to stay a few hours after and have leases printed and ready to sign along with some refreshments of your choice. For residents signing a 9 month lease have them draw for a free carpet cleaning, an accent wall painted if they provide the paint or even a small discount off rent the first month of the new lease. For residents signing a 12 month lease have them draw for new countertops, or you can offer minor upgrades, which will still make a big impact: installing or upgrading ceiling fans, or replacing old blinds with new ones.
