Breakfast On The Go!
Breakfast on the go is a great opportunity to provide a treat for residents on their way to work in the morning. 6-8am is a good time to host the event as you will stand at the entrance of your community. If you have 2 entrances, you can split up or get a volunteer to help each of you. There should be someone at each entrance. If you have several entrances on your property, specify on your fliers where you will be. Depending on the number of entrances you will be serving, each person will need a large basket holding their items. Do not just bring grocery bags full of the original boxes of food; you will want to arrange the items in a basket for a nicer appearance. Arrange granola bars (peanut free), bananas, and apples in the basket. Be creative...

Sweet Saturday
The idea here is a "Create Your Own Strawberry Shortcake" bar that is designed to bless the residents throughout the day. It is not a "large gathering" event, but rather a non-traditional "come and go" event that reaches a lot of residents, and is for resident appreciation. Residents are allowed to come when it is convenient for them, so it will reach those that might not be able to come to your regular events. This is a great event for Mother's Day or Valentine's Day weekend. Sweet Saturday could also be used to pep up any dull dreary fall or winter season. This event would be an ideal Resident Appreciation Week event.This event would be held indoors in the clubhouse during leasing hours. Asset Plus Spirit Nights
Every month our 'resource department (i.e. marketing, training, development and everything in between) hosts an Asset Plus Spirit Night. We use the time to visit away from work doing something fun, cultural and/or challenging. We have done things like art painting nights, bingo nights and outdoor theater events. It is a great way to get a break and build the team!

Water for Workouts
Water for workouts is a great idea that can be a low pressure, low preparation, and low cost recurring event in your community. Choose a date that is easy for people to remember like the first Saturday of every month to hold this event. This is a great opportunity for property managers to get to know the residents on a personal level with one on one interaction. Ice down water bottles to be handed out during the designated times. Fill a cooler full of ordinary 16 ounce water bottles or dress the bottles up with patterned and colored duct tape wrapped around the bottle labels to match the color theme of the community. A custom message label can easily be attached to the duct tape with a word of encouragement for the resident. This is a small thing that can set your community apart....

Valentines Day
We placed a bag of cookies with hot chocolate on the residents door with a card. We love our residents here something sweet and to warm your heart. From our staff at Catawba Apartments. Office staff had heart shape cookies and coffee for Breakfast/also for furture Residents. March Event Having a Irish stew with cornbread, and cooked caggabe for the residents for Lunch and Dinner pictures to come!!!

Team Building- The Retreat at Schillinger Apartments, Mobile, AL
One great way that builds the relationships in our office is CREATIVITY. The Retreat is a community that strives on resident events, social media and what's new in the apartment industry. Everytime we come up with something that is just so stinking cute, we feel the bond and it makes us strive even more to find the next best thing. Karaoke-Costume- Party and Contest!
I think this would be loads of fun and would get lots of residents involved. I know when I go to a Karaoke Bar, I prefer NOT to sing but I love to go anyway! So this event works for both groups of people. Dress up and Karaoke just seem to go hand in hand. You can have two contests at once. One for the best costume and another for the best performance--I would really avoid a "bad singer" contest so as not to hurt anyone's feelings. The best thing about this is event is your ability to customize it just for your community. A Valentine Making Party! We went to the craft and dollar stores to get construction paper, stickers, glue, crayons, etc. Residents could come in and design a Valentine card for anyone. We took pictures and did prizes for the cutest card in several age categories. We also had snacks and door prizes.

Book Club
Starting a book club can be fun and rewarding. Establish a meeting schedule for your book club and pass out flyers advertising those dates and times. Valentine Candy Gram!
A Valentine Candy Gram is a great way to get to know your residents. Print and place a candy gram on each resident’s door before Valentine’s Day. On Valentine’s Day, place a large bowl of individually wrapped Valentine inspired candies and chocolates in the leasing office. Place it on table covered with a festive red or pink tablecloth adorned with some Valentine hearts. Set aside some time to be available to meet and greet residents as they come to the office to retrieve the sweet treat of their choice. This is a simple but effective way to connect with your residents.
