Have an area set up for the HS artists and another area for colleges artist. Set up a special area for the residents of your community~~especially a children’s area!! This will get folks to travel all over your property.
Have residents volunteer to help as community ambassadors and show folks around. Find someone with a Hot Dog Cart that can go through out the community. In the club house have light refreshments for your guests.
Call the newspaper and TV stations. Pictures and free air time is always a plus.
Supply sidewalk chalk for the kids on your property.
Give away chalk boards and chalk to prospects~~of course they will be customized to your property.

The is appropriate for any property. Senior properties~~get the grandkids involved! Student properties~~add a little competition between buildings and you are good to go. Repositioning a property~~free advertising about the new image/new fun management!! New lease up~~Look how fun the new kids on the block are!! And because you have community involvement with the HS & College, yo will increase your name recognition. You might want to align yourself with the Art League in your community for an ongoing relationship.
Sidewalk art is something that could be used all year~~ hearts on the way to the model, Santa in front of the club house, fall colored leaves leading to the fitness center, etc, etc!
