We invited all the restaurants and food vendor to participate in a ‘TASTE OF ____________ APARTMENTS’! This was open to current residents, and the entire community at large! We had 18 restaurants participate. We had a new building coming on line soon and needed traffic. We held the event in the parking lot, under the carports. We had several local bands playing through out the day, (They volunteered their time for the exposure) a beer and wine tent and activities for families and people of all ages. We had a bouncy slide, a trackless train that rode through out the community, (this was big enough for adults and awesome) the Fire Department was their giving rides on the bucket truck and they had their little demo house for the kids to play...

(http://www.denverchalkart.com) Contact your local High School and college art department. Have local businesses donate prizes for the contest. Have an area set up for the HS artists and another area for colleges artist. Set up a special area for the residents of your community~~especially a children’s area!! This will get folks to travel all over your property. Have residents volunteer to help as community ambassadors and show folks around. Find someone with a Hot Dog Cart that can go through out the community. In the club house have light refreshments for your guests. Call the newspaper and TV stations. Pictures and free air time is always a plus. Supply sidewalk chalk for the kids on your property. Give away chalk boards and chalk to prospects~~of course they will be customized to your...

The first year I had 50 Residents show up. The number increases every year and last year we had over 120! We have a HOT Breakfast set up for Residents to walk through buffet style. We switch up the menu every year but usually have pancakes, sausage, biscuits and gravy with assorted other items. We have done cookies with hot chocolate and/or hot apple cider as a side just in case someone doesn't want breakfast. Santa and Mrs. Claus wander around the clubhouse and greet the residents, ask the kids what they want for Christmas. They sit down at their chairs by the fireplace and Christmas Tree for Pictures. It is a huge success and we have had nothing but good things said about us for it! We...

Go buy wrapping paper, bows, to/from stickers, tape, scissors, and a few other miscellaneous wrapping supplies and set it all up in the clubhouse at your complex. Play Christmas music and serve Christmas cookies and hot chocolate while residents come as they please (open house style) and use free supplies to wrap their gifts. You can also use this time to play simple get to know you games or stimulate conversation by having prepared topics like having residents share their favorite Christmas memories. It would also be fun to have Christmas trivia questions ready to ask aloud for residents to discuss. You could even get kids around the complex (or kids from a kids club) to volunteer to help...

Great for office staff and maintenance, as well as multiple sites or multiple managers. You'll need enough people to make teams - suggest min. of 6 people to have 2 teams of 3. This activity works for groups from 6 -- 100. Materials Needed: Enough straws so that each team has about 100 each - typically purchase 1 bag per group. Facilitator gives instructions: "You are to build the tallest free standing structure without talking using the straws provided - BEGIN - you have 10 minutes and the structure must stand for 30 seconds." Observe the groups and make notes about who emerges as the natural leaders, who goes...
