We set up a series of outdoor Summer Games and gave out medals and various prizes for the winners. There were kids and adult games as well. Some games included (water balloon toss, swimming races, basketball distance hoops, hoola hoop contests, foot races, long jumps in the volley ball court sand, egg tosses, etc...
We made this our BIG POOL PARTY and had a DJ, catered the event, had area merchants set up at tables to share their information and so on. There were banks, salons, restaurants, gyms, etc. all there giving out information and coupons to our residents. Turned into a nice Community/Neighborhood event.
Due to merchant participation the costs were minimal with their donations to be able to set up tables.

A social event to meet new "friends" :-). Cool to do around Valentine's Day. Set up clubhouse with one on one tables or areas to talk one on one. Have singles come in and speed date. Control the clock for when they need to move to the next person. Provide candy, snacks, drinks etc... at each station area. Provide notepads and pens and let them do all do the rest. You may want to have an easel up with ice breaker questions to help get everyone started. Great for larger communities!!!!

We used school supplies to represent leases. Each Leasing Person had a backpack to fill. As they leased an apartment they placed a school supply in the backpack. The Manager keeps a list of what each supply equals as a prize. Depending on your budget each one can be a prize or it may take several leases to get a prize. We did prizes for each item ranging from manicure, $10 additional bonus up to $50 additional bonus, various gift cards etc. In addition, the person with the most supplies at the end of the contest period received a Grand Prize. The BEST PART of all was that we then took the loaded back packs, along with our property pens, pencils and notepads (lots of them), to the local school we adopted and donated them!! This was really a ton of fun...

We sent out a letter asking residents to donate their old magazines rather than adding them to the local landfill. We then placed our Community Stickers on the outside, and our flyers on the inside.
We take these to local doctor's offices, dental offices, salons, etc... and leave hand sanitizer, tissues, candy etc...all with our stickers on them as well.

Sharing an idea I received in a class we are about to launch at our community.
Hand out photo albums to your residents who wish to participate. Of course offer an incentive for a WINNER!
Have them take photos of their interior decorating skills in their apartment homes.
Select a winner, BUT KEEP THE ALBUMS.
Use these for SALES TOOLS in your mini-models or to show furniture placement ideas, features your permanent model doesn't have (hard wood floors, jet tub, trey ceiling etc....)
