Make the Kids Market!!
Just in time for Valentine's Day! Have a kid painting/drawing party - kids come into the office and all the coloring supplies are there. They can draw a picture of "why they love living at ABC apartments". You then can either frame those photos and use them for a mini-model - put on easels in every room, call is the "Why our mini-resident love it here model". Or if you have them draw on 11 X 17 pieces of paper you can scan them and load into a calendar. One photo on each page with the child's name and age. Every parent gets 1 to post at their office (HELLO - FREE MARKETING) and you can sell them if they want more. Did this on Vista Print and for 20 calendar they ran about $8.50 per calendar. Oscar Night
Roll out the red carpet and pop the popcorn for a funfilled night of movie extravaganza! Decorating: In the community room you decorate with movie posters, have a red carpet outside leading up to the community building, rent the large sky lights to highlight the event, and hang a banner above the door announcing your "Movie Event". Fun and Games: Pass out ballots for residents to vote for their winner in each category. The resident with the most correct answers wins a prize. Gold awards are available at party stores. Have residents dress as their favorite movie star. Plat charades trying to guess movie titles. Food: Champagne, finger food, star shaped cookies, sandwiches, etc. popcorn
 
 
For Valentine's Day, show your residents how much you love them. Download some of the greatest and latest love songs and for about $1/unit, you can make a CD to give to your residents. Include the oldiest but goodies, and come up with a cute tagline related to your community name for the CD cover or disk. I just called a local company who had the CDs completed in a few days. We put We "heart" Our Residents and the community name on the disk, and made up a cute display for the jewel case.
 
 
Help Those Tax Professionals Help Us!
Each year as tax season approaches we gather up a few supplies. Pens, pencils, notepads, post-it notes, etc...all with our community logo on them of course. We also put together some nice snack food items like 100 calorie snacks, power bars, candy, water etc... We begin visiting all the local Tax Offices in the area and take them these little survival kits and even deliver them pizza once a month, or a cookie bouquet or edible fruit arrangement. In exchange we ask that they display our community flyer on their desk along with our business cards sitting in front of them. We also share their information with our residents in our business center and move-in packets.
 
 
Despicable Me Movie Showing
One of our Community Teams is showing Despicable Me for their weekly movie. I just had to share her adorable and creative Twinkie Minions that will be the snack for the movie. Here is her description of how to decorate: "I used one tub with blue food coloring. I used chocolate for the dark and just white vanilla for the eyes. I put it in baggies with the corners cut off like a pastry bag. Super easy!!!" What have been your favorite movie snacks or most popular showings?
 
 
Resident Appreciation Week
We had a different event each day for the residents one week out of the year. All though we make sure they feel special all year long. Day 1 - Breakfast on the Go with a bag w/ juice, Otis Spunkmeyer Muffin and the morning paper...of course we slipped in the bag a note about our Resident Referral Program too Day 2 - Pizza at The Mail Center - As they came home to check their mail we had Free Single Serving Pizzas delivered by a local Pizza Restaurant that we Cross Marketed with Day 3 - We set up a car wash station and washed their cars as they came home (We had a car wash on site) Day 4 - We had a local Spa offer manicures and massages in our office for free (We cross marketed with this Spa so this was Free for the 4...
 
 
We are going to send letters for renewals and host a Tupperware party as well at the same time. This way we get residents to sign lease renewals and buy Tupperware and well get our free Tupperware and commissions for the renewals!!
 
 
Cutest Couples Contest is for residents only. Make up a flyer and request that residents who want to enter bring a picture of themselves and their better half to the office. Decorate a front table for Valentine's Day and a poster board where you will display the cute couples. The contest doesn't have to be just for couples per se, it can be for a resident and their pup, or even two best friends. So if they don't have a beau, no worries. The winners will receive a Valentine's Day dinner for two at a local restaurant, which you can get them to donate if you market with them already, and of course in return, they get to splash their logo and restaurant info. on your Valentine's board for all to see. You've Gotta Pretty Little Baby Face!
Have community team members provide baby photos of themselves and place them up in the office on an easel board. Let the residents' children guess throughout the month which photo belongs to which team member. The one with the most correct guesses wins a movie, gift card etc.... A great way for kids to get involved and know who works at the community and may be knocking on their doors.
 
 
Football Watching Party
A football watching party is a great way to hang out with residents in a fun and casual atmosphere. It doesn't have to be a dinner, but perhaps order some pizza or wings or just hve appetizers such as chips, dip, salsa, queso, pretzels, cookies, brownies, etc. This is a great way to get to know residents and have fun while supporting your favorite team. Half time provides an opprotunity to talk with the attendees without interrupting the game. If your activity center or clubhouse doesn't already have one, rent a large screen TV orsee if a local rental facility will fupply you iwth a free rental for the night in exchange for advertising their company.
