A great, easy and inexpensive way to show appreciation for your residents is to offer a resident candy bar one day during resident appreciation week. Set up a beautifully decorated table with different candy bars, jelly beeans, twizzlers, starbursts for them to fill their goodie bags with. Help them embrace their inner child and show them your thinking of them as a valued resident.

This event that has a community service focus while also serving your residents. This even doesn't require residents to bring anything to the office, and doesn't cost anything for you either! The best part? It serves your local Goodwill or Salvation Army with much needed items. The basic idea is that you will provide large plastic garbage bags in the office for residents to get if needed, they fill them with gently used items from their closet and home (no furniture), they RSVP with their apartment number, and they set their bag(s) outside their door by a certain time on a Saturday morning. The community staff drives through the community going to each RSVP door and picking up their donated items. Breakfast on the go is a great opportunity to provide a treat for residents on their way to work in the morning. 6-8am is a good time to host the event as you will stand at the entrance of your community. If you have 2 entrances, you can split up or get a volunteer to help each of you. There should be someone at each entrance. If you have several entrances on your property, specify on your fliers where you will be. Depending on the number of entrances you will be serving, each person will need a large basket holding their items. Do not just bring grocery bags full of the original boxes of food; you will want to arrange the items in a basket for a nicer appearance. The idea here is a "Create Your Own Strawberry Shortcake" bar that is designed to bless the residents throughout the day. It is not a "large gathering" event, but rather a non-traditional "come and go" event that reaches a lot of residents, and is for resident appreciation. Residents are allowed to come when it is convenient for them, so it will reach those that might not be able to come to your regular events. This is a great event for Mother's Day or Valentine's Day weekend. Sweet Saturday could also be used to pep up any dull dreary fall or winter season. I totally stole this from Kate Good's Marketing Webinar but I think it is a FANTASTIC idea!
Find those residents who pay their rent on time and do something targeted specifically for them! Serve them dinner, take them out, show them you see that they make rent a priority! While you're at it, talk to them. Get to know them and you will learn what types of people you want to target for marketing--because you want more people who pay rent on time to come to your community.
Think about the buzz it will create! Those people are going to tell their friends and coworkers about the special treatment they get just for doing the right thing.
